2. Prices of old dwellings in terraced houses fell in the October to December period

According to preliminary data, prices of old dwellings in terraced houses fell by an average of 0.3 per cent from the previous quarter in the whole country. Prices went down by 0.4 per cent in Greater Helsinki and by 0.2 per cent in the rest of Finland. Compared with the corresponding period of 2012, prices of old dwellings in terraced houses went down by 0.2 per cent in the whole country. In Greater Helsinki, prices went down by 1.1 per cent, while in the rest of Finland they went up by 0.3 per cent.

In the last quarter of 2013, the average price per square metre of an old dwelling in a terraced house was EUR 2,064 in the whole country, EUR 3,237 in Greater Helsinki and EUR 1,675 elsewhere in the country.

Prices of new dwellings in terraced houses rose by 0.2 per cent from the previous quarter in the whole country. In Greater Helsinki, prices fell by 0.7 per cent while in the rest of Finland they went up 0.5 per cent. Prices fell most in Northern Finland, by 10.1 per cent. Prices rose in Western Finland by 4.5 per cent and in Southern Finland by 2.2 per cent. Compared with the corresponding period of 2012, prices of new dwellings in terraced houses rose by an average of 2.9 per cent in the whole country. Prices went up by 1.4 per cent in Greater Helsinki and by 3.4 per cent elsewhere in Finland.

In the last quarter of 2013, the average price per square metre for a new dwelling in a terraced house was EUR 2,858 in the whole country, EUR 3,773 in Greater Helsinki and EUR 2,636 elsewhere in Finland.

According to preliminary data, the prices of old dwellings in terraced houses remained unchanged in the whole country in 2013 compared with the previous year. In Greater Helsinki, prices fell by 0.3 per cent and in the rest of Finland they rose by 0.2 per cent. In Greater Helsinki, the price per square metre of an old dwelling in a terraced house was EUR 3,259 and in the rest of Finland EUR 1,701. Prices of dwellings in new terraced houses rose in the whole country by 1.6 per cent. In Greater Helsinki, prices remained unchanged and in the rest of the country they rose by 2.2 per cent. The average price per square metre of a new dwelling in a terraced house was EUR 3,811 in Greater Helsinki and EUR 2,646 elsewhere in Finland.

These data derive from the statistics on the prices of dwellings compiled by Statistics Finland from the Tax Administration’s data. The preliminary data cover roughly two-thirds of completed transactions in old dwellings in blocks of flats and terraced houses. The data on new dwellings in blocks of flats are based on information on the transaction prices of the largest building contractors and estate agents.
