Fall in prices of old dwellings in housing companies slowed down in 2024
According to Statistics Finland, prices of old dwellings in housing companies decreased in the whole country by 3.5 per cent in 2024 from the previous year. Of large towns, prices fell most in Vantaa (-5.9%) and Helsinki (-4.6%). Prices fell least in Oulu (-1.6%) and Espoo (-2.6%). Prices went down by 2.5 per cent outside large towns.

- In 2024, prices of old dwellings in housing companies fell by 4.1 per cent in the six largest towns compared to the previous year. Prices went down by 4.3 per cent in Greater Helsinki.
- Prices of dwellings in blocks of flats fell in the whole country by 3.7 per cent and prices of dwellings in terraced houses went down by 2.3 per cent compared to 2023.
- Prices of small dwellings in blocks of flats fell more than those of family dwellings. Prices of one-room flats decreased in the whole country by 4.3 per cent and prices of three-room flats and larger dwellings in blocks of flats went down by 3.3 per cent.
- Prices of dwellings in housing companies fell in all regional centres except for Rovaniemi, most in Kajaani (5.7%) and Lappeenranta (5.3%).
- According to the asset transfer tax data, 0,8 per cent more sales of old dwellings in housing companies were made in 2024 than in the previous year.

In 2024, around 56,000 sales of old dwellings in housing companies were made, which is close on one per cent more than in 2023.
Prices fell in all regions in 2024
Prices of old dwellings in housing companies fell in all regions in 2024. Prices fell most in Kainuu (7.2%), South Karelia (6.0%) and South Savo (4.5%). Prices fell least in Central Finland, Ostrobothnia and Lapland, by 0.6 per cent. Of the regional centres, prices rose only in Rovaniemi (1.8%). Prices fell most in Kajaani (6.1%), Lappeenranta (5.1%) and Mikkeli (4.7%).
Prices of larger dwellings fell less than those of small ones
In 2024, prices of dwellings in blocks of flats fell most for small dwellings. Prices of one-room flats fell by 4.4 per cent and those of two-room flats by 4.2 per cent, and those of three-room and larger flats by 3.6 per cent.
Prices went down most in Greater Helsinki, where prices of one-room flats fell by -4.9 per cent, those of two-room flats by 5.0 per cent and those of family dwellings by 4.2 per cent.
Outside large towns, prices of small dwellings also fell more than those of large dwellings. Prices of one-room and two-room flats fell by 3.5 per cent, while prices of three-room flats went down more moderately, by 2.1 per cent.
Prices of dwellings in terraced houses went down in the whole country by 2.5 per cent from one year back. In Greater Helsinki, prices of dwellings in terraced houses fell by 3.3 per cent and in the six largest towns by 3.2 per cent. Prices of dwellings in terraced houses went down by 1.9 per cent outside large towns.
