According to Statistics Finland's preliminary data, prices of old dwellings in housing companies fell by 5.2 per cent from the previous year and by 0.5 per cent from the previous quarter in the last quarter of 2023. In October to December 2023, twelve per cent more old dwellings in housing companies were sold through real estate agents than one year earlier.

Prices of old dwellings in housing companies fell in large towns

In October to December 2023, prices of old dwellings in housing companies fell by 6.6 per cent in large towns and by 2.5 per cent in the rest of the country from one year back. Prices fell most in Vantaa by 7.7 per cent and Oulu by 7.3 per cent.

Outside large towns, prices rose in four regional centres in the last quarter of 2023 compared to one year earlier. Prices went up by 8.4 per cent in Lappeenranta, by 7.1 per cent in Kotka, by 3.4 per cent in Rauma, by 2.3 per cent in Seinäjoki and by 1.4 per cent in Kuopio. Prices fell most in Mikkeli, by 10.5 per cent, in Kokkola, by 9.1 per cent and in Vaasa, by 6.9 per cent.

Prices of one-room flats in blocks of flats fell by over 7 per cent in the whole country

In the fourth quarter of 2023, prices of dwellings in terraced houses fell by 3.5 per cent in the whole country. The fall in prices was more moderate elsewhere in the country than in Greater Helsinki.

In the last quarter, prices of dwellings in blocks of flats fell most for small dwellings. Prices of one-room flats decreased by 7.4 per cent and those of two-room flats by 6.0 per cent. Prices of family dwellings went down by 5.3 per cent.

Prices of dwellings in blocks of flats fell most in Greater Helsinki, where prices of one-room flats went down by over seven per cent. The fall in prices was also over seven per cent in other types of dwellings. Prices of one-room flats went down by 5.5 per cent outside large towns. Prices of two-room flats fell by 3.6 per cent, while prices of family dwellings went down more moderately, by 1.6 per cent.
