Fall in prices of old dwellings in housing companies slowed down in July to September 2024

According to Statistics Finland’s preliminary data, prices of old dwellings in housing companies decreased in the whole country by 2.3 per cent from the previous year and by 0.3 per cent from the previous quarter in July to September 2024. Prices went down in all large towns from one year back. Prices declined most in Helsinki (-4.7%) and Turku (-4.4%).

Prices of old dwellings in housing companies decreased throughout the country
In July to September 2024, prices of old dwellings in housing companies fell by 3.5 per cent in large towns and by 0.1 per cent in the rest of the country from one year back. Prices fell in all large towns. Prices declined most in Helsinki (-4.7%) and Turku (-4.4%).
Of the regional centres, prices of old dwellings in housing companies went up most from the previous year in Vaasa (8.6%), Rovaniemi (6.7%) and Lahti (5.9%). Prices fell most in Mikkeli (-6.7%) and Lappeenranta (-4.6%).
Prices of family dwellings fell less than those of smaller dwellings
In the third quarter of 2024, prices of dwellings in terraced houses fell by 0.7 per cent in the whole country from the previous year. The fall in prices was more moderate elsewhere in the country than in Greater Helsinki.
In blocks of flats prices fell most for small dwellings in the whole country. Prices of one-room flats decreased by 3.8 per cent and those of two-room flats by 3.3 per cent. Prices of family dwellings went down by 2.4 per cent.
Prices of old dwellings in blocks of flats fell more in Greater Helsinki than in the rest of Finland compared to one year back. Prices of one-room flats in Greater Helsinki went down by 3.2 per cent, those of two-room flats by 5.0 per cent and prices of family dwellings by 4.1 per cent.
Outside Greater Helsinki, prices of one-room flats went down by 4.3 per cent and those of two-room flats by 1.5 per cent. Prices of family dwellings remained unchanged from one year ago.
Fall in prices of new dwellings in housing companies slowed down
In the third quarter of 2024, prices of new dwellings in housing companies decreased by 2.3 per cent in the whole country compared with the corresponding period of the previous year. In all, 22 per cent fewer sales were made than one year earlier.
Prices of new dwellings went down by 3.6 per cent in Greater Helsinki from the previous year. In the rest of the country prices fell by 1.1 per cent. Prices of new dwellings in terraced houses rose by 0.8 per cent and those of dwellings in blocks of flats fell by 3.1 per cent in the whole country.
