2. Prices of dwellings in terraced houses fell in the October to December period

According to preliminary data, prices of old dwellings in terraced houses fell by an average of 1.0 per cent from the previous quarter in the whole country. In Greater Helsinki, prices remained unchanged and in the rest of the country they fell by 1.6 per cent. Compared with the corresponding period of 2011, prices of old dwellings in terraced houses went up by 1.2 per cent in the whole country. In Greater Helsinki, prices rose by 2.9 per cent and in the rest of the country they remained nearly unchanged.

In the last quarter of 2012, the average price per square metre of an old dwelling in a terraced house was EUR 2,086 in the whole country, EUR 3,257 in Greater Helsinki and EUR 1,698 elsewhere in the country.

The prices of dwellings in new terraced houses decreased in the whole country by 3.0 per cent from the previous quarter. In Greater Helsinki, prices fell by 3.2 per cent and in the rest of Finland by 2.9 per cent. Prices decreased most in Eastern Finland, by 3.3 per cent. Compared with the corresponding period of 2011, prices of new dwellings in terraced houses fell by an average of 0.9 per cent in the whole country. In Greater Helsinki, prices went up by 0.6 per cent, but in the rest of Finland they went down by 1.3 per cent.

The average price per square metre for a new dwelling in a terraced house was EUR 2,861 in the whole country, EUR 3,770 in Greater Helsinki and EUR 2,640 elsewhere in Finland.

According to preliminary data, prices of dwellings in old terraced houses went up in 2012 by an average of 0.8 per cent in the whole country from the previous year. In Greater Helsinki, the rise amounted to 1.4 per cent and in the rest of the country to 0.5 per cent. In Greater Helsinki, the price per square metre of an old dwelling in a terraced house was EUR 3,246 and in the rest of Finland EUR 1,704. Prices of dwellings in new terraced houses rose in the whole country by 2.2 per cent. In Greater Helsinki, the rise amounted to 3.5 per cent and in the rest of the country to 1.7 per cent. The average price per square metre of a new dwelling in a terraced house was EUR 3,769 in Greater Helsinki and EUR 2,612 elsewhere in Finland.

These data derive from the statistics on the prices of dwellings compiled by Statistics Finland from the Tax Administration’s data. The preliminary data cover roughly two-thirds of completed transactions in old dwellings in blocks of flats and terraced houses. The data on new dwellings in blocks of flats are based on information on the transaction prices of the largest building contractors and estate agents.
