Description of the correction

Erroneous data in the statistics were corrected on 20 April 2026. Transactions that should have been included were missing from the statistics. The error concerned the price indices, prices per square metre and numbers of transactions included in the index calculation regarding old one-dwelling houses from the last quarter of 2024 until the last quarter of 2025.

The error was due to a technical error in the statistical calculation, because of which not all necessary transactions were included in the statistical data. The error was not visible in the numbers of transactions to be published in the statistics.

Effect of corrections on the index

The corrected index point figures are 0.6 percentage points higher in the whole country in the last quarter of 2024, 2.3 percentage points higher in the first half of 2025, 5.7 percentage points higher in the third quarter of 2025, and 4.3 percentage points higher in the last quarter of 2025.

The corrected index point figures are higher in nearly all periods and areas. The index point figures were corrected downwards only in Greater Helsinki, large towns and municipalities with over 100,000 inhabitants in the last quarter of 2024. 

As a result of the correction, the number of transactions included in the index calculation grew by around six per cent in the last quarter of 2024, by 15 to 20 per cent in the first half of 2025, and by around 40 per cent in the latter half of 2025.

Numbers of transactions to be published were updated

The extraction rules for the numbers of transactions to be published were updated to correspond better with the extraction rules of the National Land Survey's statistics on real estate transactions. The change increased the number of transactions by a few per cent.

Main changes to the extraction rules for the numbers of transactions to be published:    

  • Preliminary agreements were removed
  • In a town plan area: A holiday home or other building may be located on the property only if there is also a residential building. If there is no information on a residential building but all buildings form part of the transfer, none of the above‑mentioned buildings may be located on the property either.
  • In a sparsely populated area: A commercial or industrial building may be located on the property only if there is also a residential building. If there is no information on a residential building but all buildings form part of the transfer, none of the above‑mentioned buildings may be located on the property either.

The change increased the number of transactions in all areas. In the last quarter of 2024, the number of transactions grew in the whole country by 0.1 per cent, in the first quarter of 2025 by 6.0 per cent, in the second quarter of 2025 by 3.9 per cent, and in the latter half of 2025 by good two per cent.
